37A LEAMINGTON ROAD VILLAS I’m a designer/architect who has for the past 2 years been working hard on a property I bought at auction in a terrible state. When I bought the property it was a 1 bed 1 bath garden flat property. One third of the previous flat was circulation space, after substantially reconfiguring the flat, digging out the existing coal chute and putting a modest extension into our gorgeous garden the property now stands at a generous 3 double bed, 3 bath property. Some key features of the flat – Power floated concrete floor finish, underfloor heating throughout, including into the walk in shower – Resin floors for the two en-suite bathrooms, slot drains – Complete bespoke kitchen made on site, floating on LED`s- hidden compartments for anti theft – Floating LED lit oak steps projecting out of shuttered concrete – Exposed brickwork – Beautiful hand blown glass lights made in the traditional way – Hand made porcelain light made by Devonshire artist friend – In house design and built furniture, wood specially hand selected from timber yard – 5 mm floating steel shelves – CNC cut steel canopy for front door – 3m x 3m floor to ceiling sliding doors with a flush threshold into the garden The garden We managed to eventually save the money to do the garden which again has been designed to the mm. Some key features of the garden: – Outbuilding/office, clad in horizontal cedar battens with horizontal cantilevered slot window – Floating patinated copper bench – Planted raised boarders with coping stones floating on shadow gap – Garden benches – Night lighting throughout
